Project Overview

This proposal outlines how we will convert your existing garage into a fully insulated, Building Regulations–compliant living space, tailored to your home and delivered through a clear, professionally managed process. The conversion is designed to create high-quality, usable accommodation while ensuring comfort, compliance, and minimal disruption throughout the build.

What’s Included in Your Garage Conversion?

Structural & Build Works

  • Alterations to the existing garage structure as required

  • Formation or adaptation of internal access between the house and garage

  • Construction of new internal walls to suit the agreed room layout

External Alterations

  • Partial infill of the existing garage door opening

  • Installation of one front window as standard

  • External finishes designed to match the existing property as closely as possible

Additional windows or external doors are available as optional extras.

Floor Construction & Levels

  • Formation of a new insulated floor suitable for a habitable room

  • Damp protection and thermal insulation incorporated where required

  • Floor finished with structural boards, ready to receive final floor covering

Final floor finishes (supply and/or installation) are not included as standard and can be arranged separately if required.

Insulation & Thermal Performance

  • Insulation installed to meet current UK Building Regulations for habitable spaces

  • Thermal upgrades designed to ensure comfort and energy efficiency

Electrical Installation – Included Allowance

  • Up to 4 double sockets

  • 1 ceiling pendant light

  • 1 light switch

Socket and lighting positions to be agreed prior to commencement. Any additional sockets, lighting points, or upgrades are costed separately.

Heating

  • Provision of heating suitable for the converted space

  • Electric radiator or extension of existing central heating included where applicable

Underfloor heating is available as an optional upgrade.

Plastering & Internal Finishes

  • Plasterboarding and plaster finish throughout the converted space

  • Skirting boards and internal trims

  • Final preparation ready for decoration

Painting and decorating are not included as standard.

Plumbing

  • Plumbing works are included only where a WC or en-suite is selected

No additional plumbing is included within the standard conversion unless specified.

Project Timeline

Most garage conversions are completed within 2 weeks, depending on the final scope of works.
